Rowan Parking Structure

San Francisco, California

Client: AC Enterprise / I Beam
Project Duration: July 2025

Project Manager: Jaime Navarro
Contractor: AC Enterprise

Scope & Systems

  • Surface: Parking deck vehicular traffic areas
  • System Type: Slip-resistant vehicular waterproofing system
  • AVM Systems Used:
    • AVM Epoxy Primer 401 FC
    • AVM System 620V

Construction Process Overview

  • Vehicular traffic coating was installed over the Rowan Parking Structure to provide a durable, slip-resistant surface that could be driven on within 6 hours.
  • The installation was strategically phased: crews completed all detail work on day one, applied the base coat with sand broadcast to refusal on the second day, and reopened the area to traffic by the end of the day.
  • The following morning, the topcoat was applied first thing, ensuring full cure by the end of the day for immediate return to service.

Challenges & Solutions

  • The project’s strict turnaround time required precise coordination and efficient execution.
  • AVM’s high-performance 620V system allowed the team to meet the 6 hour drive-on requirement while delivering long-term protection.
  • Technical guidance from AVM ensured proper product compatibility and installation for maximum durability.

Results

  • The parking deck was restored with a heavy-duty, traffic-ready waterproofing system, minimizing downtime for tenants and visitors.
  • The completed installation improves surface safety, appearance, and long-term performance while ensuring minimal disruption to building operations.

Design Integration

  • Design Goal: Deliver a rapid-install parking deck waterproofing system that could handle immediate traffic load while providing long-term protection.
  • AVM’s liquid-applied vehicular waterproofing system allowed crews to complete detail work on day one, apply a base coat with sand broadcast to refusal on day two, and open the area to traffic by the end of the day. The topcoat was installed the following morning to fully cure by end of day— ensuring clients and tenants regained full access with minimal inconvenience.
